DSCR Loans for Rental Portfolios

DSCR financing can help portfolio investors evaluate a rental on its own income rather than personal tax-return income. We review the subject property alongside existing obligations, liquidity, entity structure, experience, and the investor’s broader acquisition or refinance plan.

One property, one coverage test

The subject property’s eligible rent and proposed PITIA drive the ratio. Existing real estate may still matter for credit, liabilities, reserves, experience, and exposure even when personal income is not the primary qualification method.

Entity and guarantee consistency

Portfolio borrowers often use multiple entities. Each transaction needs clear ownership, operating documents, signers, and guarantees. Consistent records help avoid title and closing delays.

One-to-four units and larger properties

Standard residential DSCR programs commonly focus on one-to-four-unit properties. Five-or-more-unit buildings may require a separate commercial or multifamily review; we identify that distinction early.

Questions about this strategy

Can I finance several rentals at once?

Possibly. Each property and transaction is reviewed under current exposure, reserve, credit, entity, appraisal, and program rules.

Do existing rental mortgages count?

They can affect liabilities, credit exposure, reserves, and the complete portfolio review even when the subject property qualifies primarily on its own rent.

Can each property be in a different LLC?

Eligible entity structures may be considered, with complete documents and required guarantees. Confirm vesting before contract and closing.

Are blanket loans the same as DSCR loans?

No. A DSCR loan commonly finances one property; blanket or portfolio facilities cover multiple assets and follow different terms.

Can DSCR finance five or more units?

Five-or-more-unit properties may require a commercial or multifamily program rather than a residential DSCR structure.
