Zero-Down Home Loans in Alabama

A zero-down mortgage may be possible through VA for eligible military borrowers, USDA for eligible borrowers and properties, or FHA paired with qualifying assistance. Zero down is not the same as zero cash to close. We verify eligibility, fees, closing costs, reserves, and property rules before recommending a path.

What to know before you choose

Zero down describes the source of the down payment, not every dollar needed to close. A borrower may still face closing costs, prepaid taxes and insurance, inspections, or reserves. Seller contributions and other permitted sources can change the cash plan, but they must be reviewed within the selected program’s rules.

VA is usually the first comparison for an eligible military borrower because it can combine no down payment with no monthly mortgage insurance. USDA may be powerful when both the household and property qualify. FHA plus assistance can create another route when the assistance program covers the required investment under current guidelines.

The decision should not stop at eligibility. We compare mortgage insurance, program fees, property standards, appraisal requirements, future refinance flexibility, and the expected time in the home. A low-cash path can be responsible when it preserves necessary savings, but the monthly obligation still needs to fit comfortably.

In Alabama, USDA eligibility can extend into many small towns and rural areas that do not feel remote. VA is especially relevant around Redstone Arsenal, Maxwell-Gunter, the Fort Novosel region, and for retirees moving toward the Gulf Coast. FHA plus assistance can serve eligible buyers statewide when current assistance terms fit.

First Equity begins with questions rather than assumptions: military eligibility, target address, household composition, documented income, available cash, and timing. From there, we identify the viable branches and show why one may be stronger than another.

No path is presented as guaranteed. Program guidelines change, properties must qualify, and underwriting still applies. We confirm the current terms before a buyer relies on a particular down-payment plan.

Questions borrowers ask

How do I know whether zero-down home loans fits me?

We review your goal, income documentation, assets, credit profile, property, and expected time in the home before recommending a path. A quote can begin without a credit pull.

Can I use zero-down home loans anywhere in Alabama?

Availability depends on the borrower, property, and current program guidelines. First Equity serves borrowers statewide, from North Alabama to the Gulf Coast.

Will getting a quote affect my credit?

No. You can begin with a no-credit-pull quote. Your loan officer explains when authorization would be needed if you decide to proceed.

How long does closing take?

Many First Equity loans close in 21–30 days. The exact schedule depends on documentation, appraisal, title work, property, and program approvals.

Does First Equity fund this loan?

We fund most loans in-house. FHA loans are brokered through approved wholesale lenders.

What should I prepare before we talk?

Start with your property plans, estimated purchase price or current balance, income type, available funds, and timing. We will tell you which documents matter after we understand the goal.
