What moves mortgage rates
Mortgage pricing responds to financial markets, inflation expectations, economic data, and demand for mortgage-backed securities. Your individual pricing also depends on the loan program, credit profile, property, occupancy, loan size, down payment or equity, points, and lock period.
What a rate lock does
A lock is an agreement to hold eligible pricing for a stated period while the loan moves toward closing. Locks have conditions and expiration dates. Changes to the loan, property, borrower profile, or closing schedule may affect the available terms.
Mortgage rate questions
Are posted mortgage rates guaranteed?
No. Posted rates are snapshots based on stated assumptions and can change daily. A rate is not guaranteed until it is locked for an eligible loan.
Why might my rate differ from the snapshot?
Credit profile, loan amount, down payment or equity, property type, occupancy, purpose, program, points, and lock period can all affect pricing.
What is APR?
Annual percentage rate is a broader measure of borrowing cost that includes the interest rate and certain finance charges. Compare both the rate and APR with the full assumptions.
When can I lock a mortgage rate?
Lock timing depends on the loan, property, application, documentation, and available lock period. A First Equity loan officer can explain the options for your transaction.
Does checking this page affect my credit?
No. Viewing the snapshot or using a calculator does not pull credit.
