Non-QM Loans in Alabama

Your tax returns or paycheck may not tell your whole financial story. Non-QM loans offer alternative ways to evaluate eligible income, assets, or properties. Explore bank statement, 1099, asset depletion, DSCR investor, and non-warrantable condo financing with Bo, then let our team confirm which options fit your situation.

Find a path that reflects your situation.

You do not need to know mortgage terminology to get started. Tell Bo how you earn, what resources you have, or what property you have in mind. These options are not just for borrowers with credit challenges, and a conventional mortgage may still be the best fit.

DSCR Investor Loans

For rental-property buyers and owners. Explore financing based primarily on the property's rent compared with its housing expenses, rather than your personal tax-return income.

Bank Statement Loans

For self-employed borrowers whose tax returns may not reflect their cash flow. Eligible personal or business bank statements can help document income under the selected program.

1099 Income Loans

For independent contractors and other 1099 earners. Explore a qualification method that considers eligible 1099 income and supporting records, with program-specific expense treatment.

Asset Depletion Loans

For borrowers with substantial eligible savings or investments. An approved calculation may convert qualifying assets into an income figure, rather than relying only on a paycheck.

Non-Warrantable Condo Loans

For a condo that does not meet standard agency project requirements. Explore a separate project review; non-warrantable does not automatically mean the home is unsafe or unfinanceable.

What to know before you choose

Non-QM means the mortgage does not fit the federal qualified-mortgage or agency box; it does not mean the loan is unregulated or undocumented. The lender still evaluates the borrower’s ability to repay, property, assets, credit history, and proposed transaction. The difference is often how stable income or resources are demonstrated.

A business owner may have healthy cash flow while tax returns reflect deductions that reduce qualifying income. A bank-statement program may analyze eligible deposits over a defined period. A 1099 program may use eligible gross receipts with an allowed expense approach. Neither route is a shortcut: statements, business activity, consistency, and other current requirements still matter.

Retirees and high-asset borrowers may qualify through asset utilization or depletion when ongoing taxable income does not tell the full story. Investors may use DSCR financing based primarily on property cash flow. ITIN and foreign-national programs address different documentation and residency circumstances and should not be treated as interchangeable.

Interest-only payments may be available under some Non-QM programs. They can reduce the required payment during the interest-only period, but they do not reduce principal during that time and the later payment can change materially. We explain the complete schedule rather than highlighting only the initial payment.

Non-QM loans typically do not have monthly mortgage insurance structured like conventional private mortgage insurance or FHA mortgage insurance. That does not make them automatically less expensive. Interest rate, points, down payment, reserves, prepayment terms, and documentation all belong in the comparison.

For some well-qualified borrowers, a Non-QM option may price competitively with a conventional alternative once the full documentation and structure are considered. For others, conventional financing remains clearly stronger. We review both when both are plausible.

Alabama borrowers use these programs for operating businesses, contract work, retirement transitions, real estate investment, and relocation. Gulf Coast rental activity, Huntsville contractors, Birmingham professionals, and family businesses across the state can each present different documentation patterns.

The goal is not to avoid documentation. It is to use the documentation that most accurately represents the borrower’s ability to repay under a program designed to evaluate it.

Questions borrowers ask

How do I know whether non-qm loans fits me?

We review your goal, income documentation, assets, credit profile, property, and expected time in the home before recommending a path. A quote can begin without a credit pull.

Can I use non-qm loans anywhere in Alabama?

Availability depends on the borrower, property, and current program guidelines. First Equity serves borrowers statewide, from North Alabama to the Gulf Coast.

Will getting a quote affect my credit?

No. You can begin with a no-credit-pull quote. Your loan officer explains when authorization would be needed if you decide to proceed.

How long does closing take?

Many First Equity loans close in 21–30 days. The exact schedule depends on documentation, appraisal, title work, property, and program approvals.

Does First Equity fund this loan?

We fund most loans in-house. FHA loans are brokered through approved wholesale lenders.

What should I prepare before we talk?

Start with your property plans, estimated purchase price or current balance, income type, available funds, and timing. We will tell you which documents matter after we understand the goal.
