Non-Warrantable Condo Loans in Alabama

A non-warrantable condo is a condominium that does not meet standard agency project requirements. That classification is about financing eligibility, not automatically the condition of the home. An alternative program may consider the project and your financial profile separately. Ask Bo about the review, then have our team confirm availability before making financing commitments.

What to know before you choose

Condo financing involves more than the unit you are purchasing. A lender also evaluates the condominium association and project. A project may fall outside standard agency requirements because of its ownership mix, commercial space, rental operations, insurance, litigation, or other project characteristics. The specific reason matters; not every issue has the same financing solution.

Non-warrantable does not automatically mean a condo is unsafe or a poor purchase. It also does not mean financing is guaranteed. Our team needs to understand the project, supporting documents, intended occupancy, and your financial profile before identifying an available program.

For a Gulf Coast condo, discuss short-term rental plans and any hotel-like operations early. Financing a personal second home differs from financing a business-purpose rental. DSCR may be worth comparing for an eligible investment property, but it does not remove the need for property and project review.

Ask Bo what questions to bring to the seller or association. Your loan officer will specify the documentation needed through an approved secure channel and explain the tradeoffs before you move toward prequalification.

Questions borrowers ask

What makes a condo non-warrantable?

It does not satisfy standard agency project requirements. The reason can involve the project’s ownership, operations, insurance, finances, or other characteristics, and must be reviewed individually.

Does non-warrantable mean the condo is unsafe?

Not automatically. It is a financing classification, not a substitute for inspections, insurance review, or legal due diligence.

Can I use DSCR for a rental condo?

An eligible business-purpose rental condo may be considered under a DSCR program. Property cash flow, project requirements, state availability, and all current guidelines still apply.

Can Bo preapprove my condo loan?

Bo can explain options and help organize your questions. A loan officer and underwriting review must confirm eligibility; chat is not a loan approval.

How do I know whether non-warrantable condo loans fits me?

We review your goal, income documentation, assets, credit profile, property, and expected time in the home before recommending a path. A quote can begin without a credit pull.

Can I use non-warrantable condo loans anywhere in Alabama?

Availability depends on the borrower, property, and current program guidelines. First Equity serves borrowers statewide, from North Alabama to the Gulf Coast.

Will getting a quote affect my credit?

No. You can begin with a no-credit-pull quote. Your loan officer explains when authorization would be needed if you decide to proceed.

How long does closing take?

Many First Equity loans close in 21–30 days. The exact schedule depends on documentation, appraisal, title work, property, and program approvals.

Does First Equity fund this loan?

We fund most loans in-house. FHA loans are brokered through approved wholesale lenders.

What should I prepare before we talk?

Start with your property plans, estimated purchase price or current balance, income type, available funds, and timing. We will tell you which documents matter after we understand the goal.
